Rental Application Requirements

Thank you for considering a home or apartment with the Spartan Agency.

There is a $25 application fee (cash or money order only) for each individual applicant over the age of 18.  This charge covers our cost to run a credit report, criminal background report and check references to verify credit worthiness. The credit report is provided by LPS Inc. You have the right to dispute the accuracy of the information reported, and upon written request, the right to obtain a copy of any and all reports.  Direct inquiries to- LPS Inc. 16625 Redmond Way, Ste#M-446, Redmond, WA 98052.

Please review our list of criteria. The following guidelines are established to ensure all prospective applicants for a property will be treated equally. 

We require:

  • Verifiable income which is 2.5 times the monthly rent.
  • If roommates are applying and all have lived together for 1 year, we can combine the incomes to meet the requirement.  If the roommates have not lived together for 1 year, each person will have to qualify with our income and credit requirements.  In either case a separate application should be filled out with separate application fees.
  • Provide current pay stub or tax return.
  • A complete application for each adult 18 or older. 
  • Unfavorable information for any individual applicant may result in denial of all applications for that group.
  • Valid picture ID and valid social security number for each adult.    
  • A three (3) year residence history. 
  • Self-employed applicants must provide a copy of business license and tax records.
  • Maximum occupancy of no more than two (2) people per bedroom.
  • Good credit history

 You may be denied tenancy for the following:

  • Incomplete or misrepresentation of any information on your application.
  • Outstanding money owed to a Landlord or a Property Management Agency
  • Unfavorable information for any individual applicant may result in denial of all applications for that group.
  • Poor credit
  • Collection judgments
  • Bankruptcy within past two years
  • Criminal record
  • Evictions

If you meet the application criteria and are accepted you will have the peace of mind of knowing other renters in your complex are being screened with equal care.  We will accept the first qualified applicant. The holding fee must be paid within 24 hours of the application approval to hold the property until the agreed move in date.  You will forfeit this holding fee if you do not take possession as agreed. If tenancy does occur this fee will be applied to the security deposit due. Properties can only be held for up to 10 days before the rental agreement starts.

Not all properties will accept a pet. If a property allows a pet these are some of the requirements:

  • The pet is less than 20 inches high and weighs less than 30 lbs full grown. Pet must be over a year old.
  • A perceived vicious breed such as a German Sheppard, Pit Bull, Doberman, Rottweiler, etc. will not be allowed.
  • Only one pet will normally be allowed to a property.
  • An additional pet deposit is required and possible additional fee and/or additional monthly rent may be applicable.
  • An additional pet agreement will be signed.
  • A photo of your pet is required for our files.
